The Calgary market from an owner's side

Calgary's rental demand is driven by migration, and migration is lumpy. Inflows tighten vacancy quickly and push rents up; a soft quarter can leave listings sitting. A manager here needs to reprice with the market rather than once a year, and needs to know the difference between a Glendale walk-up beside the LRT and a suburban townhome in terms of who is actually looking.

The city's building stock is also newer on average than Edmonton's, which changes the maintenance profile: fewer boiler failures, more warranty, appliance and envelope issues. Either way, tenants expect a fast response and will say so publicly when they do not get one.

No. Our systems are built for multi-family buildings and townhome complexes. A single condo unit is usually better served by a small local operator, and we would rather tell you that than take the contract.

How do you set rents in a market that moves as fast as Calgary's?

By block, not by city average, and continuously rather than annually. We track what comparable suites actually lease for, price to minimise vacancy days rather than to chase a headline number, and revisit on every turnover and renewal.

What happens with maintenance in Calgary?
