GSK Properties owns and manages 14 rental communities and 1,500+ units across Edmonton, Calgary, Spruce Grove, St. Albert and Stony Plain. Everything we offer a third-party owner is something we already run on our own buildings every day: an in-house leasing team, our own maintenance technicians on a 24-hour response, and monthly owner statements that show every dollar collected and spent with the invoice attached.
Leasing covers listing across the major rental platforms and our own site, showings by our staff, and screening that checks income, credit, references and rental history before anyone is offered a lease. Renewals are opened months before expiry, because keeping a good resident is cheaper than replacing one. Rent collection, arrears and the paperwork the Residential Tenancies Act requires are handled by people who do it all day.
Maintenance is where most management relationships fail, so ours is not outsourced. GSK technicians are employees. Licensed trades are used only where the law requires it, and nothing is marked up inside a line item you cannot see.

We quote each building individually after seeing it and the rent roll, so there is no rate card on this page. Who this is for, and who it is not
The right fit is a multi-family building: an apartment block, a townhome complex or mixed residential, in one of the five cities where we already operate. That is where in-house leasing and maintenance pay for themselves and where our local knowledge is real rather than researched.
A single condo unit or a basement suite is usually better served by a small local operator, and we will tell you so on the first call rather than sign you up. Yes. Existing tenancies carry over unchanged. We review each lease, confirm deposits are held correctly in trust, and introduce ourselves to residents so the handover is uneventful for them.
