Is Edmonton a Renter's Market Right Now? Vacancy, Rent and Move-In Specials, Fall 2026

OCTOBER 15, 2026

Short answer: Yes, mostly. Edmonton has more rental supply than it did two years ago, vacancy has climbed, and one-bedroom rents are roughly flat year over year. That gives renters more choice and more room to ask for a move-in incentive, especially in newer buildings that are still leasing up.

We refresh this page when new CMHC and monthly rent data come out.

The numbers that matter

Vacancy is up. CMHC's 2025 Rental Market Report put Edmonton's purpose-built apartment vacancy at 3.8% in October 2025, up from 2.4% two years earlier. CMHC's outlook pointed toward about 4.5% for 2026. More empty units means landlords compete harder for tenants.

Rents are steady, not falling off a cliff. liv.rent's October 2026 report put Edmonton's average unfurnished one-bedroom at $1,274 a month. That's the highest level of 2026 so far, but still below October 2025.

Edmonton is still cheaper than Calgary. The same report put Calgary's unfurnished one-bedroom at $1,453, about $180 a month more than Edmonton.

There's no rent cap in Alberta. A landlord can raise rent by any amount, but only with proper notice and only once every 12 months. A soft market is what keeps increases moderate, not the law. See our guide to rent increase rules in Alberta.

Edmonton rental market at a glance, fall 2026: 3.8% vacancy, $1,274 average one-bedroom, $1,453 in Calgary, plus GSK Rossdale House from $1,249 and Guardian Apartments from $1,550

What a renter's market actually means for you

You can compare more. With more units available, you don't need to sign the first place you see. Book two or three viewings in the same week.

Incentives are common in new buildings. Buildings in lease-up often offer a free month, free internet, or reduced parking. These are real money, but read them carefully (see below).

Fall and winter are your best window. Fewer people move between November and February, so landlords with vacancies are more flexible. If your lease ends in spring, ask about signing early.

Older, well-located buildings may negotiate on smaller things. Think parking, storage, a pet fee, or a move-in date that works for you, rather than the headline rent.

How to tell if a move-in special is a good deal

A "one month free" offer on a 12-month lease works out to about an 8% discount, but only if you stay the full term. Before you sign, check:

1. Effective rent. Divide the total you'll pay over the lease by the number of months. That's your real monthly cost. 2. What's included. Heat, water, internet and parking can add $150 to $400 a month when they're not included. Use our true monthly cost calculator to compare. 3. Clawback terms. Some leases make you repay the free month if you break the lease early. Ask before you sign. 4. Renewal rent. After year one, your rent resets. Ask what renewals in the building have looked like.

Heat and internet are included, there's underground parking and a dog wash, and an early move-in incentive is available. Ask our leasing team for the current details or check the listing.

Offers change as buildings fill, so always confirm the current terms when you book a viewing.

FAQ: Renting in Edmonton this fall

Is it a good time to rent in Edmonton?

Yes. Vacancy is higher than it has been since about 2020, and rents are roughly flat year over year, so renters have more choice and bargaining room than in 2022 to 2024.

What is the average rent in Edmonton right now?

liv.rent's October 2026 report put the average unfurnished one-bedroom at $1,274 a month. Two-bedrooms typically run several hundred dollars more depending on the area and the building's age.

Can I negotiate rent in Edmonton?

Often, yes, especially in newer buildings, in winter, or on units that have sat empty. Parking, pet fees and move-in dates are usually easier to negotiate than the base rent.

Is there rent control in Alberta?

No. Alberta has no cap on rent increases, but a landlord can raise rent only once every 12 months, with written notice of at least three months for a monthly tenancy.

What move-in incentives are common in Edmonton?

A free month, reduced or free parking, free internet, and waived amenity fees are the most common, mostly in buildings that are new or still leasing up.
